Rental pricing
Make sure the property is not over priced for the area and time of the year. Look at the price you are asking, really... this is where many rentals fall down, by asking too much. If you aren't getting rentals then lower your price until you do, then go from there. People also tend to price their properties on the number the property sleeps, the property sleeps 6 so x per head times 6 = xx, but you have probably now just lost any interest from most 2 to 4 people bookings. It really does pay to ask for less, over the last few years there have been millions of properties added to the rentals market, asking for less will generally get more bookings and therefore generally make more money, once you start getting regular bookings then you have a guide to control your pricing. Renting out your property is not an overnight magical thing that just works, it can take time to get going and one of the most common problems is asking too much for the rent. Example: A client asked 460 euros per week for a 'very' nice 2 bedroom property just out of town, no bookings where taken... on dropping the cost to 320 p/w they have now taken several bookings. The owner though as other properties in her area where getting bookings for similer prices and higher they could do the same. There where some differences though, this owners property was 1.2 Klms on the main coast road out of town and so most people would need a car, no shops where near by so again, a car was needed for the shopping. What is available locally within walking distance of your property is important and can reflect on the price, it is not just important that the property looks nice to get what can be classed as a good rental price.
